* Refinance existing ground up mid-construction (broken priority)

Each project is priced and evaluated based on its merits and borrower credentials, generally we offer

the following:

* 12-18 month terms

* Interest only payment (financed into loan when allowable per guidelines)

* Interest paid on outstanding balance for most loans – subject to review

* Purchase, refinance

* Loans from $250,000 to $5,000,000

* No prepayment penalty

* Up to 85% LTC

* Up to 70% LTV-ARV680+ credit score (mid)

* 3 ground up construction projects completed for experience – must have been on title
